Time + Materials
If you hire me by the hour, I charge $125 / hour (with a one hour minimum) + materials.

I don't start the clock until I arrive at your property; the tasks I mentioned above, such as gathering and packing tools, are all things I do not bill for, but that are rolled up into and reflected in my hourly rate.
Why a One-Hour Minimum?
It may only take me 30 minutes to fix a toilet or hang a mirror, but these projects can require a decent amount of prep time before the job and clean up / pack up time after the job.
For example, to prep for hanging a mirror or art work I'd need to gather the tools and materials I need such as a...
Then, I need to get to your place. In some condos, like Key Colony, the Towers, Ocean Club or Grand Bay, I might spend time waiting in line to pass security and/or find parking. Then I need to haul the tools and materials up to your condo, most likely in the service elevator (which may have a queue). Finally, after the job is done, I need to clean up and pack up. You can see how a 30-minute job can easily turn into an hour worth of my time.
That's why I've got to charge a minimum of one hour, even if I only spend 30 minutes working at your property. Anything over an hour is pro-rated, and I'll always be fair with you and round down to the nearest quarter hour.
If you do have a very small job you think will take less than an hour, to help get the most of my time at your place, I encourage you to come up with a list of additional tasks ahead of time and I will knock out as many items as I can in my time there. Just let me know ahead of time what you'd like me to do -- sending photos is very helpful -- so I can bring the right tools and materials.
My family of three (wife, son and I) moved from upstate New York to Key Biscayne in 2021.
It didn't take long for us to realize how special this island is and how fortunate we are to be able to live here.
With so many activities available in Key Biscayne to stay busy with, many people don't have the time to keep up with home repairs, maintenance and updates on their own. Or if they do have the time, they may not have the interest, know-how or tools needed for the work.
With this in mind, I offer my carpentry and handyman skills for anyone on the island who could use a little help knocking some projects out or crossing some items off their home "to-do" and "fix-it" lists.
I enjoy helping people, I love DIY and carpentry, and these days I prefer working with my hands -- fixing and building stuff -- instead of sitting at my computer.
So turning what has always been a hobby and interest into professional work -- and keeping it within the island limits and serving only the Key Biscayne community -- was an easy choice.
Being local has its benefits for you, too. For one, since I live here in Key Biscayne, I don't have to deal with Miami traffic or the Rickenbacker traffic to get to you -- I can usually respond to your requests pretty quickly. Since I can get to about anywhere on the island in less than 20 minutes, I'm never far away. And second, since I'm already here on the island, I don't have to charge a service fee like most of the handyman services based out of Miami.
With all of this said, if you could use some help with any fix-its, to-do lists or projects around your home or rental property, just browse this website to see if you're in need of any of the services I offer. If you have any questions or if you're ready to make an appointment, feel free to contact me.
